The Palms is the part of Nocatee that reminds you the master plan has more than one personality: established homes on generous lots, quieter streets, and none of the newest-construction premium. Here's the thing: it sits on the Duval County side of the line, so the schools, taxes, and services are Duval's, not St. Johns'. For buyers who want the Nocatee address with real space and more independence, it is one of the more underrated addresses around, and I will always be straight with you about the county line before you fall for the address.
