The Truth About Nocatee CDD and HOA Fees

What CDD and HOA fees in Nocatee actually pay for, what they run monthly, and how to compare the full fee stack between villages before buying.

Every Nocatee listing shows the HOA. Many hide the CDD in the fine print, and the combined number is the one that pays for your lifestyle. Let me explain both plainly, because the families who understand the fee stack buy happier than the ones who discover it later.

What is a CDD?

A Community Development District is how master-planned communities pay for the infrastructure up front: roads, utilities, parks, the amenity center, the lakes. It is a special assessment on the property tax bill that runs for decades. In Nocatee the CDD is substantial, and it is permanent-feeling, so it must be part of the budget, not a surprise on year two.

What is the HOA?

The HOA is the monthly fee that runs the neighborhood: common-area maintenance, amenity operations, events, enforcement of the rules. It is smaller than the CDD but it still adds up, and it is the one that tends to climb over time as amenity costs climb.

The number that matters

Add the CDD and the HOA together, annualize them, and compare villages on the same basis. Village A with a lower price and a higher fee stack can cost more over five years than Village B with a higher price. This is the single most mis-priced comparison in Nocatee, and it is my job to show you the true numbers before you choose.

The honest defense of the fees

The fees buy the parks you never mow, the pools you never clean, the events you never organize, and a resale market that likes what maintenance looks like. Some families find that trade obvious. Others hate the monthly reminder. Neither is wrong, but you should know which one you are before you buy into a community that runs on fees.

Mollie says

Send me the village and the price range you are considering. I will pull the full fee stacks side by side, so the comparison is real numbers, not brochure numbers.
