The relocation hub
Relocating to Ponte Vedra? Start here.
This hub organizes everything a moving family needs into stages: deciding where to live, understanding the budget, buying from another state, planning the move, and settling in. It is the resource I wish I had when I moved my own family here, written like a local friend would talk to you, not a brochure.
By stage, not by page
Five stages, one honest roadmap.
01
Deciding where to live
The biggest decision comes first: which community matches your life. Start with the comparison, then read the guides for your finalists.
02
Understanding the budget
What your money buys, what the coast really costs, and the insurance and fee math that changes everything.
03
Buying from another state
Out-of-state closings work when the plan starts early. Here is the playbook I use with every relocating buyer.
04
Planning the move
The month-by-month countdown keeps the logistics from swallowing the excitement, from first visit to closing day.
05
Settling into the life
The house is the easy part. The rhythm of the coast, the clubs, the schools, and the new social circle is the life.
The master checklist
Save the list. Follow the order.
- Compare communities before you tour homes
- Check the school attendance zone for each exact address
- Quote insurance for the specific property, twice
- Know the combined CDD and HOA fees in master-planned areas
- Plan the offer strategy for your timeline, especially out of state
- Book movers and transfer utilities early
- Give the first year its own budget, for patience and paint
Local orientation
A few real places to start feeling local.
On your scouting visit, skip the tourist loop and hit the places residents actually use. These are a few of the spots my clients get pointed to first:
- Foxtail Coffee at Sawgrass Village Coffee and Kelly's ice cream, Ponte Vedra Beach
- JJ's Liberty Bistro Neighborhood bistro on A1A, Ponte Vedra Beach
- The Boathouse Waterfront dining on A1A at the Intracoastal
- Caffe Andiamo Established spot for a Mediterranean bite, Ponte Vedra Beach
- European Street Cafe A Jax Beach classic for coffee and lunch
- TPC Sawgrass The golf landmark, and a must-see for visiting players
Want the longer list, the school-morning route, or the beach access that is not crowded? That is what an orientation visit is for. Plan one with me.
The personal relocation concierge
