32081 vs. 32082: Which Ponte Vedra ZIP Code Fits Your Lifestyle?

ZIP 32081 is the newer inland side, 32082 is the coastal side, and the ZIP alone will not tell you where to live. Here is how to actually decide.

Two ZIP codes, one Ponte Vedra, and a lot of confusion between them. 32081 and 32082 sit on opposite sides of the new-versus-established divide in St. Johns County. The ZIP matters less than the neighborhood inside it, but knowing which side you belong on shortens your search by months.

32081: the newer inland side

32081 is Nocatee and the surrounding new-construction corridor. Recent published medians put typical sold prices around $670,000 to $705,000, with new homes, villas, and townhomes in planned villages. Daily life runs on the amenity network: parks, pools, fitness centers, events. The beach is a short drive, not a walk, and nearly every home carries CDD and HOA fees.

32082: the coastal side

32082 is Ponte Vedra Beach, the established inland neighborhoods, the gated communities, and Palm Valley along the Intracoastal. Published medians range roughly from $850,000 to $990,000, and the corridor includes everything from older cottages to oceanfront estates. Beach access, clubs, and water views do the talking here, and so do flood zones, wind insurance, and salt-air upkeep.

How to choose

Compare the things that do not show up on a listing page: your tolerance for HOA rules, how often you realistically plan to reach the ocean, whether a new roof matters more than an old oak canopy, and how the school and commute logistics actually fit your week. If company, events, and new construction win, start in 32081. If the water and the club life win, start in 32082.

Mollie says

The ZIP war is a distraction. The neighborhood, the fees, and the daily drive are the real variables. Tell me how your week looks and I will point you to the right territory, ZIP or no ZIP.
