Moving to Ponte Vedra: What I Wish I Had Known Before Relocating
By Mollie Younger September 8, 2026 8 min read
More than 20 years after moving her own family to Florida, Mollie shares the lessons relocating buyers rarely hear until it is too late.
I relocated my own family to Florida, and I have since helped hundreds of families do the same. So let me hand you the list I wish someone had handed me: the truths that only show up after the move, when the moving boxes are gone and the real life begins.
The community is the purchase
The house is three decimal places in the appraisal. The community is the five-year experience: morning drives, weekend rhythm, who the kids play with, where you are welcomed. Buyers who fall for a house in the wrong community go through the whole expensive cycle twice. Choose the life first, then the house inside it.
Your daily routine changes more than you expect
The beach sounds like a weekend thing and becomes a Tuesday thing. The commute sounds tolerable and becomes the thing you resent. The club membership sounds optional and becomes your social spine. You cannot predict these shifts, so choose based on the patterns you already have, not the fantasy version of yourself.
People underestimate Florida's paperwork
Insurance quotes, flood zone determinations, CDD notices, closing notarizations, utility transfers, voter registration, the license plate saga. None of it is hard. All of it is new, and doing it from another state amplifies every delay. A good advisor and a good title team absorb this so you do not have to.
The first year is the hardest and the best
The first year you will miss your old shortcuts and mourn your old friends, and then you will run into neighbors at the pool, find your coffee spot, and accidentally build a life. The families who know this rhythm ride it well. The ones who expected instant polish feel rattled. Give it a year, give it a season, give it a chance.
Mollie says
Here is the thing I tell every relocating parent: the expensive risk is not the house. It is choosing the wrong community and starting over. Start with the community conversation, and I will protect the whole move with you.
