Relocation
A Month-by-Month Timeline for Relocating to Northeast Florida

Planning a Florida move? The nine-month countdown from decision to closing: when to visit, when to sell, and when to book the movers.
The families who move well do not move fast, they move in order. Here is the month-by-month timeline I give relocating families, whether they are coming from Chicago, Denver, or London. Adjust the months for your school calendar, but keep the order, because the order is what protects you.
9 to 12 months out: the decision phase
Visit the area for real life, not vacation: drive the commutes, test the school logistics, eat at weekday restaurants, walk a beach after work. Make the honest list of what you will give up and what you will gain. Decide the budget band that keeps you comfortable, including insurance and fees. This is the month to interview an advisor and a lender.
6 to 9 months out: the compare phase
Now the community work: Nocatee versus the beach side, 32081 versus 32082, new construction versus established. Keep a checklist of what each area delivers and what it costs monthly. If you are also selling, start the pre-listing work now, opinion of value, updates, decluttering, so the sale does not crowd the purchase.
3 to 6 months out: the search phase
This is when the search gets serious: pre-approval in place, community shortlist narrowed, weekend trips organized around showings. If new construction is in play, this is when to understand build timelines, because they are longer than almost anyone expects. If resale, this is when inventory watch matters.
1 to 3 months out: the closing phase
Offer, inspection, insurance quotes, appraisal, closing. For out-of-state buyers we plan notarization and remote signing weeks ahead. Meanwhile, the logistics train: movers, school enrollment, utilities, driver's licenses, car registrations, pediatrician and dentist handoffs. Yes, it is a lot. That is why the order matters and why you do not do it alone.
Move month and after
The move itself is one month. Orientation is the following six: schools settled, activities started, a rhythm found. I stay in the picture through this stretch, because buying the house was the easy part. Building the life is the real job, and I am a pretty good guide for that too.

This site exists to walk you through exactly this timeline, one honest step at a time. When you are ready, I will be on your side of it.
