Understanding St. Johns County School Zones Before You Buy
By Mollie Younger April 28, 2026 7 min read
How school attendance zones actually work in St. Johns County, why you verify them by address, and the questions to ask before you buy.
Schools are usually the first question from relocating families, and they are also the question most likely to be answered wrong by a well-meaning neighbor, a listing agent with an incentive, or a Google result from three years ago. Here is what I want you to know: the zone attached to a specific address is the only version that matters, and even that version can change.
How attendance zones work here
St. Johns County School District assigns students by attendance zone, and the zone is tied to the physical address, not the neighborhood name, the ZIP code, or the school everyone assumes a subdivision feeds into. Two streets in the same community can have different schools. The district publishes current attendance-zone maps and enrollment resources, and you should check those by the exact address, then check again closer to enrollment, because boundaries can be adjusted as the county grows.
The questions that actually matter
- Which elementary, middle, and high school does this exact address feed into, per the district's current maps?
- Have the boundaries changed recently, and are any changes pending?
- How do the commute patterns for drop-off and carpool work from this street?
- Does the county offer school choice or magnet options in this area, and how do applications work?
- What is the school growth pattern, given how fast this county builds?
What I will and will not tell you
I will help you find the current zone information by address, walk through the logistics of mornings and afternoons, and connect the school decision to the rest of the move, sports schedules, work travel, the whole picture. I will not guarantee a placement, because no honest person will. The district is the authority, the address is the key, and the maps are the truth.
Mollie says
Here is the thing about school zones and relocating families: the school matters most the year you arrive, and the community matters for the years after. Buy the combination that works now, with a plan for how it could evolve. That is the smart, confident move.
