LIFE PLAN · NOCATEE & ATLANTIC BEACH

Fleet Landing: the honest tour.

Fleet Landing is a not-for-profit continuing care retirement community with a long Florida beach pedigree, and it now has two addresses. The original campus has stood in Atlantic Beach since 1990, and the new one, Fleet Landing at Nocatee, is under construction on the edge of the Nocatee master plan, with an opening planned for 2027. It is not a 55+ home-buying neighborhood like Del Webb or Artisan Lakes. It is a Life Care community where residents move into a residence and pay for a continuum of care as they age, which changes the decision entirely.

01

Where Fleet Landing actually is

Two places, and the difference matters. The original Fleet Landing sits at 1 Fleet Landing Boulevard in Atlantic Beach, on the ocean side of the Jacksonville Beaches and a roughly fifteen-minute drive from the heart of Ponte Vedra, founded in 1990 by the Naval Continuing Care Retirement Foundation. The new Fleet Landing at Nocatee is being built inside the Nocatee master plan on Cross Town Drive, with a Ponte Vedra Beach 32081 address, on a 37-acre campus near the Nocatee greenways. When someone tells you Fleet Landing, ask which campus, because they offer very different geographies and lifestyles.

02

What it offers

A full-continuum Life Care community: independent living in a nine-story tower, flats, and single-family homes, plus assisted living, memory support, and skilled nursing on the same campus. The Nocatee campus plans 234 independent living residences, 26 assisted living apartments, and 19 memory support suites, with resort-style amenities including a library, an art room, and three dining venues. The Atlantic Beach campus offers the same continuum, including a therapy center and home health, with the ocean at the door.

03

How it relates to the Nocatee lifestyle

The new campus sits literally inside the Nocatee master plan, which means residents get the Nocatee setting: the greenways, the parks, the proximity to the Town Center, and the general rhythm of the community, without owning a Nocatee home or paying the CDD and HOA bills that come with one. For a family who loves Nocatee's environment but wants care options built in as they age, Fleet Landing at Nocatee connects the two in a way Del Webb and Artisan Lakes do not.

04

Who it suits

Older adults in their mid-60s and up, usually 62 and older, who want to plan for the long arc of aging: a residence they can stay in as needs change, with assisted living, memory care, and skilled nursing available without a complicated move later. It suits people who value certainty over equity. Life Care pricing typically involves an entrance fee plus monthly fees that buy the continuum, so it is a wealth and inheritance decision, not just a housing decision.

05

How it compares with Del Webb and Artisan Lakes

Del Webb Ponte Vedra, Del Webb Nocatee, and Artisan Lakes are 55+ home-ownership communities: you buy a house, pay HOA and CDD dues, and the neighborhood is active-adult by design, but care is not part of the package. Fleet Landing is a life-plan community where the housing and the care continuum are one arrangement. Buyers who want equity and resale should look at the 55+ neighborhoods; buyers who want guaranteed care options as they age should look at the life plan.

06

What to know before you commit

The Nocatee campus is under construction with an opening planned for 2027, so early decisions are made on plans and specifications rather than a finished campus. Compare the entrance fee structure, the monthly fees, and exactly what care each covers, and spend time at the original Atlantic Beach campus to see the organization's standards in person. This is one of the few choices in real estate where the fine print is the entire product.

Is Fleet Landing the right fit for your family?

A neighborhood guide tells you what a place is. A conversation tells you whether it fits your commute, your school year, and your week. That is the part worth doing together.
