St. Johns County schools · honest zoning guidance

The schools that actually serve Nocatee.

Most of Nocatee sits in St. Johns County and is served by its K-8 academies, Valley Ridge, Palm Valley, Pine Island, and the new Sabal Crest, with Allen D. Nease High School as the high school. The small Duval County portion of the development zones to Bartram Springs Elementary, Twin Lakes Middle, and Atlantic Coast High instead. Here is the part nobody puts in the brochure: your exact address, not the Nocatee name, decides which schools your kids attend, and attendance zones change over time.

01

The schools you will hear about

Valley Ridge Academy

K-8 academy

Opened in 2014 and one of the original Nocatee schools, serving sections across the western and central villages.

Palm Valley Academy

K-8 academy

Opened in 2018 on the east side of the development, serving sections closer to the Palm Valley side.

Pine Island Academy

K-8 academy

Opened in 2021 at 805 Pine Island Road, serving the southern and newer sections as the district rebalanced zones.

Sabal Crest Academy

New K-8 academy

Opening for the 2026-2027 school year in the heart of Nocatee near Seabrook, welcoming kindergarten through 7th grade in its first year and adding 8th grade the following year.

Allen D. Nease High School

9-12 high school

The high school for most of the St. Johns County side of Nocatee, at 10550 Ray Road, serving Nocatee and the surrounding communities.

One honest caveat about the K-8 model: children stay at the same campus from kindergarten through 8th grade here, which families love for continuity and one drop-off routine. The trade-off is that the academy a home feeds into shifts as the district opens schools and rebalances zones, so the assignment on a listing is never the final word.

02

How the attendance zone really works

Attendance zones are drawn by street and address, not by community marketing. Two homes a mile apart can feed different academies, and boundaries are rebalanced as new schools open and enrollments grow. That is normal and it is why the district publishes a locator instead of a static map.

Start with the district's official Attendance Zone Locator, enter the exact address, and read the school-year you are targeting. Then check the current enrollment process, which the district also publishes. A third useful reference is the developer's own school zoning page, which summarizes how Nocatee's villages are assigned as of the current school year.

03

What school life here feels like

The daily reality in Nocatee is short drives: most homes are minutes from their assigned academy, and the village road network keeps school traffic mostly inside the community. The K-8 model means one drop-off and one pickup routine for a decade, and the Greenway trails double as bike and golf cart routes for the older kids.

After school, the calendars fill with the local sports leagues and the amenity centers. One thing I always tell relocating families: try the real drive at the real time, and ask current parents how drop-off flows in year one. Smooth on paper, backed up in practice is the difference between a good school assignment and a good morning.

04

The Duval County side of the line

Part of the Nocatee development crosses into Duval County, including established sections like The Palms. Those homes carry the Nocatee address but feed Duval schools: Bartram Springs Elementary, Twin Lakes Middle, and Atlantic Coast High. For some families that is a feature; for others it is a dealbreaker. It is decided by the county line, not by the community name, so verify the address before you assume which district you are buying into.

Bring the school question to the conversation.

I will show you the current assignments for the exact addresses on your shortlist, walk the real morning drive, and tell you honestly whether a zone change or a county line should change your decision.
