RENTING IN THE MASTER PLAN

Nocatee Rentals: the honest tour.

You can rent inside Nocatee without buying a house: four apartment communities, Rise, Reserve, Atwater, and Cadence, sit within the master plan, and Rise is the standout, a 55+ rental community that opened in 2024. Renting here gives you the Nocatee setting, the location, and much of the lifestyle without a down payment or a CDD bill. The honest version: the address does a lot of the work, and the fine print, the rules, the fees, and the amenity access, is the part to read before you sign.

01

The apartments inside Nocatee

Four rental communities sit within the master plan. Rise at Nocatee at 1200 Preservation Trail is the 55+ rental community built in 2024 with 178 apartment homes in two elevator-served buildings. The Reserve at Nocatee rents at 215 Hunters Lake Way, Atwater at Nocatee at 48 Pine Shadow Parkway, and Cadence at Nocatee at 380 Burbank Avenue, all market-rate apartment communities inside the plan. Starling at Nocatee, on Crosswater Parkway, is the different animal: a senior-living campus with independent and assisted living rather than conventional apartments, and it is priced at a premium. Rentals just outside the master plan are cheaper per square foot, but they trade away the Nocatee address and much of the lifestyle.

02

Rise at Nocatee, the 55+ rental

Rise is the reason this section exists: an active-adult rental community for residents 55 and older, built in 2024 and managed by Greystar, with one to three bedroom apartments between roughly 680 and 1,540 square feet, granite counters, stainless appliances, elevator-served buildings, and controlled entry. Listing rents generally start in the mid-$1,700s for the smallest floor plans and climb toward the $3,600s for the largest, and they move with the market. For 55+ adults who are not ready to own, or who want to test Nocatee for a year before committing, this is the rental version of the neighborhood.

03

What renting in Nocatee actually involves

The owner pays the CDD and HOA assessments that keep the master plan running, and you pay rent, but the rules travel with the address. Neighborhood HOAs govern parking, pets, trash, and noise, and violations fall back on the owner, so landlords enforce the rules seriously. Amenity access varies by property: being inside Nocatee does not automatically mean full resident access to every pool and facility, so ask exactly what your building covers in writing. Lease terms, pet policies, and rent-increase history are the second set of details to verify before you sign.

04

Who renting here suits

Relocating families who want a year in the schools before committing to a purchase, 55+ adults who are not ready to buy, professionals who want the Nocatee location without the HOA paperwork, and empty nesters selling a larger home who want to live in the area while they decide where to land. If you already know you will buy, renting first is often the smartest research you can do, because it turns every brochure claim into lived experience.

05

The honest trade-offs

Renting in Nocatee means you do not build equity and you do not control the cost: rents rise with the market, and the area's popularity keeps pressure on them. You also rent inside a community built for homeowners, so the social calendar, the clubs, and some amenities skew owner-focused, and your experience depends on your specific property's agreement. The county line matters too: properties sit on the St. Johns or the Duval side, which changes schools and some services.

06

What it costs

Starting rents inside the master plan run from the low $1,400s for smaller one-bedrooms up into the $2,000s and beyond for larger units, with Rise's 55+ floor plans starting higher. Prices move constantly and vary by floor plan, building, and specials, so current quotes come from the property office, not from a guide. Bring the lease, the community rules, and the exact amenity list, and read all three the way you would read a home inspection.

Is Nocatee Rentals the right fit for your family?

A neighborhood guide tells you what a place is. A conversation tells you whether it fits your commute, your school year, and your week. That is the part worth doing together.
