NEWEST VILLAGE · WIDEST RANGE

Seabrook: the honest tour.

Seabrook is the newest and final phase of Nocatee, which means the widest mix of builders, floor plans, and price points, from villas to estate-style homes, and the freshest everything. It suits buyers who want the very newest construction and understand that newest also means construction traffic, young trees, and a community still filling in. Which section you pick changes your walk to Sabal Crest Academy, the Greenway, and the amenities, so the location decisions matter more here than anywhere else in Nocatee.

01

Who tends to love living here

Buyers who want the newest floor plans and builder warranties, first- and second-time Nocatee buyers, and families who want to be near Sabal Crest Academy and the Greenway trail extension that leads back to the main amenities. If the idea of a village that will only get better as trees and neighbors arrive sounds good, Seabrook is your answer.

02

What daily life feels like

Active construction in some sections for the next several years, new neighbors moving in every month, and a village that will look different in five years as landscaping matures. The Greenway and the new academy anchor much of the daily rhythm, and golf cart runs to the Town Center are part of the routine.

03

What buyers often misunderstand

That every Seabrook home is the same. With multiple builders and sections, the differences are real: lot width, finishes, and price points vary section to section, including the larger Coral Ridge homesites. This is the village where you most need to compare the specific builder and section, not just the name.

04

Home styles you will find

The widest range in Nocatee: villas, townhomes, single-family homes on 40 to 60 foot lots, and a more luxurious enclave at Coral Ridge with larger homesites. Because builders are still active, buyers can often choose finishes and personalize a home in a way resale villages cannot offer.

05

The sections inside Seabrook

Palm Crest at Seabrook is the intimate corner of the village, with roughly 100 homesites and the lake and preserve views that locals call some of the nicest in Nocatee. Homes run from about 2,500 to 3,200 square feet from Dostie, ICI, and Providence, and much of it sold quickly.

Seabrook Village is the first and largest section, with the shared Seabrook Park amenity center, pool, playground, and dog park at its heart. Homes run from about 1,570 to 2,900 square feet on 40-foot lots from David Weekley, Providence, Riverside, and Toll Brothers.

Reflections at Seabrook is the final neighborhood in all of Nocatee, with the widest mix of builders, lot widths, and price points, from the low-to-mid $500s on up. Reflections Park sits close to Seabrook Park, so the amenity reach is strong from either side.

Coral Ridge at Seabrook is the gated, estate-level section with the largest homesites in the village: 70- and 80-foot lots supporting homes from roughly 2,600 to 4,400 square feet, generally from around $1.1 million and up.

06

The strongest reasons to choose it

New everything, warranties, and the ability to shape finishes before closing. The Greenway connection and the new school make it especially practical for families arriving with young children, and being the final phase means the full Nocatee amenity network is already built and running.

Is Seabrook the right fit for your family?

A neighborhood guide tells you what a place is. A conversation tells you whether it fits your commute, your school year, and your week. That is the part worth doing together.
