GATED VILLAS · DUVAL COUNTY SIDE

Villas at Nocatee: the honest tour.

Villas at Nocatee is the gated, maintenance-free villa and townhome address on the Duval County side of the master plan: attached single-story homes built by Standard Pacific Homes, later CalAtlantic, from about 2014 through 2018, with nearly every one of the roughly 90 homes backing to water or trees. It suits buyers who want the full Nocatee lifestyle with the yard work handled by the HOA, and who are comfortable with a Duval County address in ZIP 32081. If you picture Nocatee as nothing but St. Johns County, this is the neighborhood that shows you the rest of the map.

01

Who tends to love living here

Empty nesters, professionals who travel, second-home buyers, and anyone who wants the Nocatee amenity package without mowing, painting, or planning roof replacements. The villas trade the yard for a private pool, a gated entry, and exterior maintenance that is somebody else's job, and the buyers who make that trade tend to stay.

02

What daily life feels like

You pull in through the gate and the maintenance list shrinks to almost nothing. Most homes back to water or trees instead of another roofline, so the privacy is better than the usual townhome setup, and the community pool and outdoor lounge sit right there for the afternoons. The Nocatee Town Center, Splash Water Park, and the rest of the master plan's parks and fitness centers are a short drive, and the beach is the normal Nocatee drive rather than a walk.

03

What buyers often misunderstand

Two things. First, that every Nocatee address sits in St. Johns County. Villas at Nocatee is on the Duval side: Duval County Public Schools, Duval services, and a different county for taxes and government. Make the county question explicit on the listing before you fall in love with the floor plan. Second, that attached means cramped. The villas run large for the category, and the site plan puts open space on your side of the wall.

04

Home styles you will find

Attached, mostly single-story villas and townhomes from Standard Pacific Homes, later CalAtlantic, built from roughly 2014 through 2018, running around 2,000 to 3,400 square feet with two to four bedrooms, two to three baths, and attached two-car garages. The community is built out, so resale is the way in, and the HOA covers the exteriors.

05

The strongest reasons to choose it

The maintenance math plus the site plan. Nearly every home backs to water or trees rather than a neighbor's wall, which is rare for attached living, and the HOA fee replaces the exterior upkeep that eats weekends in a single-family village. Layer on the gated entry, the private pool, and the full Nocatee address, and it is a strong lock-the-door-and-go coastal option.
