The Hidden Costs of Buying a Home in Coastal Florida
By Mollie Younger June 2, 2026 7 min read
Insurance, flood zones, impact windows, salt air, termite bonds, and the upgrades nobody budgets for. The full honest list before you buy on the coast.
Everyone budgets for the mortgage. Almost nobody budgets for what Florida adds on top of it. I want you to understand the why behind every line item, because buyers who know the full cost picture write calmer offers, and sellers who understand it price their homes correctly. Here is the list I walk through with every coastal buyer.
Insurance is the big one
Wind insurance and flood insurance are separate products in Florida, and the premium depends on the exact address: distance from the coast, flood zone, roof age and shape, impact protection, elevation. Two houses two blocks apart can have wildly different quotes. Never guess from a friend's premium. Quote the actual property before you fall in love.
Roofs, ACs, and the salt-air tax
Salt air and humidity are gentle and relentless at the same time. Coastal homes age faster on the outside: exterior paint, doors, railings, metal fixtures. Budgets need room for the roof and HVAC that are near the end of their life, and for the fact that a 'move-in ready' home may still need impact glass or shutters to make insurance reasonable.
The quiet monthly line items
- HOA and CDD fees: in Nocatee and the gated communities these run monthly and permanently.
- Termite bonds and pest service: a norm in Florida, not a luxury.
- Landscaping and irrigation: maintained yards grow fast here.
- Golf cart or boat ownership: wonderful, and they have real annual costs.
- Higher cooling bills and appliance life shortened by humidity.
- Furniture and material upgrades for coastal living: think outdoor entertaining gear.
The point of the list
None of this should scare you off the coast. It should calibrate you. The families who love coastal Florida priced the whole life, not just the monthly payment, before they bought. The ones who feel trapped priced only the house. We price the life.
