Buying
What $1 Million, $1.5 Million, and $2.5 Million Buy in Ponte Vedra

A straight talk budget guide to what moves the needle at each price point in Ponte Vedra, from new Nocatee homes to Ponte Vedra Beach waterfront.
Let's be honest: the money conversations are where relocating buyers get nervous, and a number like $2.5 million lands differently here than it does in most of the country. So let me walk each bracket through what it actually buys across Ponte Vedra, using published medians as the frame and then the neighborhoods behind them.
Around $1 million
In 32081, the Nocatee side with sold medians around $670,000 to $705,000, $1 million buys a strong new or nearly new home, likely one of the better lots in its village, with the full amenity lifestyle included. In 32082, where medians run $850,000 to $990,000, $1 million lands you a solid established home, sometimes needing a refresh, on a good street, minutes from the beach but rarely oceanfront.
Around $1.5 million
At $1.5 million the choices open up. In Nocatee you are at the top of the market: larger homes, premium lots, water or preserve views in the best villages. In 32082 you move into the interesting range: renovated interiors, bigger lots in the gated communities, Intracoastal glimpses, and the occasional older ocean-view home with a project attached. This is the bracket where lifestyle, not square footage, drives the decision.
Around $2.5 million and up
At $2.5 million you are choosing between two very different lives. In Ponte Vedra Beach, you can pursue true oceanfront or ocean-view property: dunes, sunsets, the works, with the insurance and maintenance that come with it. In the gated communities like Sawgrass, Marsh Landing, or The Plantation, you get an estate on a big lot inside a social world of golf, tennis, and club events. Both are strong values in their own way; neither is the same value. The family that belongs in the gates and the family that belongs on the ocean are rarely the same family.
The honest caveat
Medians move. The figures above come from published market data for 2024 and 2025, and the market changes month to month. What does not change is the structure of the decision: at every price point, the question is whether the home supports how you actually live, not whether the listing photos sparkle.
Mollie says
Before you fixate on a number, fixate on a week: school drop-off, work calls, practice, beach days, dinner with friends. I will find the budget and the community that fit that week, not the other way around.
