St. Johns vs. Duval: Which Side of Jacksonville Fits Your Family?
By Mollie Younger September 19, 2026 8 min read
St. Johns is polished and planned; Duval is eclectic and close to the action. The honest county comparison for families relocating to northeast Florida.
Here is the thing: before you can pick a ZIP code in northeast Florida, you have to pick a county, because St. Johns and Duval are not two versions of the same life. They are two different ways to live, separated by a line on the map that families feel every day: in the schools, the commute, the weekend, and what sits within reach of your front door. If you are relocating a family, this is the first honest decision to make, so let's walk through it the way I do with my own clients.
Two counties, two different lives
St. Johns is the polished, suburban side of the story: master-planned neighborhoods, newer construction, and a community-centered rhythm built around schools, parks, and amenities. Duval, where Jacksonville proper lives, is the urban, eclectic side: historic neighborhoods, beach towns, and a life that sits closer to the action, with more city in the week. Neither is better. They are genuinely different, and matching the county to your family is the job.
The at-a-glance comparison
Here is the honest side-by-side across the four things that shape a family's week: schools, homes and community, daily rhythm, and the beach.
Public schools
St. Johns carries a strong district-wide story: the county is known for its schools overall, and your exact address decides your assigned school, so two streets in the same neighborhood can feed different campuses. Duval has more variation neighborhood to neighborhood, and that variation is the point: magnets, school choice, and specialized programs reward families who do the research. Both setups can work beautifully; you just have to know which one you are buying into, and verify by address either way.
Homes and community
St. Johns leans newer: new construction, amenity-rich master plans, and the HOA and CDD fees that pay for the parks, pools, and events. Duval runs the full range: historic bungalows, condos, and urban neighborhoods alongside its own suburban pockets, with less uniformity and more character per street. If you want the newest systems and a built-in social calendar, St. Johns leads. If you want personality, variety, and walkable city blocks, Duval does.
Daily rhythm
St. Johns is planned and residential: the day runs on school drop-off, practice, the amenity center, and dinner at home. Duval puts more city in your week: dining, culture, employers, and a real downtown close enough to use. If one parent commutes downtown or flies regularly, you feel this difference in the car more than anywhere else.
Beach life
Both counties have the ocean, and the beaches are not the same life. St. Johns gives you Ponte Vedra, Vilano, and the St. Augustine beaches: quieter, less programmed, closer to a long walk than a boardwalk. Duval gives you Atlantic Beach, Neptune Beach, and Jacksonville Beach: a livelier beach-town scene with restaurants, music, and people who treat the beach as a social event. Same Atlantic, different afternoons.
The tradeoffs, honestly
You need both sides of the ledger before you choose a side of the line.
- St. Johns: growth brings new schools, roads, and traffic while it builds; entry prices run higher on the beach side; and community fees on many homes are permanent line items, not one-time costs.
- Duval: schools vary by address, so the research is homework you cannot skip; and the county is huge, so a commute that looks short on a map can stretch long depending on where you live and where you work.
Choose the lifestyle before the ZIP code
The ZIP code is a scoreboard, not a strategy. Choose the lifestyle first. If schools, community programming, newer homes, and quiet rank at the top of your list, start your search in St. Johns. If personality, access to the city, and the willingness to compare schools school by school matter more, start in Duval. Once the lifestyle is decided, the ZIP codes and neighborhoods inside it sort themselves out, and that order keeps you from falling for a beautiful house in the wrong life.
Where to start your search in each county
When you are ready to shop, here is where I point each side of the line:
- St. Johns County: Nocatee, Ponte Vedra, Ponte Vedra Beach, Palm Valley, Julington Creek, Durbin and Bartram, and St. Augustine.
- Duval County: Atlantic Beach, Neptune Beach, Jacksonville Beach, Mandarin, San Marco, and Riverside and Avondale.
Before you fall for a house: the checklist
Run these five checks on any address before the emotions take over:
- Confirm the school assignment for the exact address, and ask whether any rezoning or boundary changes are on the district's radar.
- Drive the real commute at the real time: school drop-off, rush hour, and the airport run if a parent travels.
- Price the flood, wind, and homeowners insurance before you offer, on the specific property, not on someone else's premium.
- Add the HOA and CDD fees to the true monthly payment, and compare the full fee stack between neighborhoods.
- Test the weekend routine: the beach run, the grocery trip, the practice fields, the dinner out. Live the week before you buy into it.
